The purchase provides the district flexibility to manage operations and infrastructure in a strategic location.

Real estate developer Taylor Brooks announced that it has sold Lot 5 of the Cooley Road Industrial Lots subdivision in Juniper Ridge to the Central Oregon Irrigation District (COID). The lot is south of Cooley Road and includes a portion of COID's main canal. COID says the purchase provides the district flexibility to manage staff, operations, and infrastructure in a location with convenient access to its canals and the roughly 3,500 patrons it serves.

Why it matters

The purchase allows COID to better manage its infrastructure and operations in a rapidly urbanizing area, which increases the costs of delivering water to its patrons. The property also provides an opportunity for COID to generate additional revenue through leasable flex industrial space.

The details

COID recognized the strategic value in purchasing the lot, as a good portion is encumbered with COID easements and infrastructure. The property is also centrally located within COID's service territory and minutes from its Juniper Ridge hydroelectric facility, making it an optimal location for future COID office space. COID plans to begin development of the site in 2027 or 2028, using proceeds from the sale of property in the Redmond area.

  • COID purchased the property in March 2026.
  • COID expects to begin development of the site in 2027 or 2028.
