Crews have recently built the foundation for a new home and attached Accessory Dwelling Unit (ADU) at 2701 SE 85th Avenue in Portland's Jade District, and will soon begin framing the three-story structure. The lot has remained vacant since the previous property owner demolished the original single-story home in 2018. The new development is part of the Jade and Montavilla Multimodal Improvements Project, which has created new sidewalks and infrastructure in the area to support future housing density.

Why it matters

The new home and ADU project is an example of how infrastructure upgrades in Portland's Jade District are enabling more housing development, including low-scale multi-dwelling options, to meet the city's growing needs. The project also highlights how the city is leveraging federal and local funds to improve streets and sidewalks, making it easier for smaller developers to add density without bearing the full cost burden.

The details

The new home and ADU will have sloped shed roofs and a flat front appearance towards the street. The main residence will face SE 85th Avenue and stand three stories tall, while the ADU will face SE Clinton Street and be one level shorter. Both units will have open main floors with living and kitchen space, and the larger home will offer 1,426 square feet of living space, while the ADU will provide 789 square feet. The infrastructure work in this area is part of the Jade and Montavilla Multimodal Improvements Project, which created new sidewalks on SE Clinton Street from SE 84th to 87th Avenues.
