The City of Sault Ste. Marie has received approval from the Ontario Land Tribunal to extend municipal water and sewer services to a proposed new neighborhood on the city's western edge. The development, led by Brampton-based Mamta Homes, will include 358 residential units, commercial space, and a public park, with construction expected to take 3-5 years to complete.

Why it matters

This expansion of Sault Ste. Marie's urban service area will allow for significant new residential and commercial growth on the west side of the city, rounding out the existing Broadview Gardens neighborhood. It represents an important step in the city's ongoing development and population growth.

The details

The 15-hectare development site, located west of the stub ends of Chippewa, Atwater and Amherst streets, will feature a mix of housing types including single-family homes, townhouses, and mid-rise apartment buildings. Two five-story apartment buildings will anchor the western edge of the property, serving as a transition to the adjacent Bennett Creek area. The developer will be responsible for extending Chippewa, Atwater and Amherst streets and all other utilities at their own expense.

  • The Ontario Land Tribunal approved the service extension on January 30, 2026.
  • Construction on the new neighborhood is expected to take a minimum of 3-5 years to complete.
