Subtext, a national real estate company, has announced its first project in Kentucky - VERVE Lexington, a 460,136-square-foot student housing development with 784 beds across 275 units near the University of Kentucky campus. The project, developed in partnership with Clarion Partners, will feature a ground-floor coffee shop, over 19,000 square feet of indoor amenities, and 15,000 square feet of outdoor spaces including a pool and clubroom.

Why it matters

The new VERVE Lexington development aims to meet the strong demand for high-quality student housing near the University of Kentucky, where enrollment growth has outpaced available on-campus and off-campus housing options. By creating a vibrant, amenity-rich living environment directly across from campus, the project seeks to enhance the overall student experience and strengthen the connection between the university and downtown Lexington.

The details

VERVE Lexington will offer one- to four-bedroom units and feature a publicly accessible coffee shop in the lobby, creating a welcoming gathering space. The development will also include more than 19,000 square feet of indoor amenities like dedicated study areas and fitness facilities, as well as over 15,000 square feet of outdoor spaces including a second-floor terrace with a pool and clubroom. The strategic location allows the project to serve as a bridge between the University of Kentucky campus and downtown Lexington.
