A full building permit has been issued for a new mixed-use development at 2006 S. Blue Island in Chicago's Pilsen neighborhood. Planned by Fox Pilsen 4 LLC and designed by Hanna Architects, the four-story building will include 900 square feet of ground floor retail space, nine residential units, four car parking spaces, and nine bike parking spaces.

Why it matters

This new development is part of the ongoing transformation of the Pilsen neighborhood, which has seen an influx of new residential and commercial projects in recent years. The addition of more housing and retail options in this area could help meet growing demand and support the local economy.

The details

The project site is a vacant irregular pentagonal-shaped lot on the corner of S. Blue Island Ave and W. Cullerton St. The ground floor will feature the retail space at the corner, with the residential entry next to it on the S. Blue Island Ave frontage. The remainder of the ground floor will have four car parking spaces and nine bike parking spaces within an interior garage accessed from W. Cullerton St. The upper three floors will each have three two-bedroom residential units with private balconies.

  • In August, the Zoning Board of Appeals approved variations for the project.
  • The full building permit was issued in April 2026.
