A conceptual model of the 12-story, 199-unit residential tower planned for 566 W. Van Buren in Chicago's West Loop.Chicago TodayA full building permit has been issued for a 12-story, 199-unit residential development at 566 W. Van Buren in Chicago's West Loop neighborhood. Planned by Riverside Investment & Development and designed by Antunovich Associates, the project will include amenities like a coworking space, fitness center, and rooftop pool, but no retail space.
Why it matters
This project represents continued investment and development in Chicago's West Loop, a neighborhood that has seen significant residential and commercial growth in recent years. The elimination of retail space in favor of more residential units and amenities reflects shifting market demands in the area.
The details
The updated scheme for the site will stand 12 stories tall, down two floors from the original 2022 plan. The 199 residential units will include 52 studios, 113 one-bedrooms, and 34 two-bedrooms. The ground floor will feature the residential entry, a coworking space, mail room, fitness center, and bike room, as well as 42 parking spaces. Select units on the second floor will have private terraces, and the top floor will include a club room, private lounge, and outdoor amenity deck with a pool and grilling area.
- In 2022, the developer received permits to demolish the existing buildings on the site.
- The ZBA recently approved a variation to allow alternative compliance with the open space requirements and a special use application for the ground floor amenity spaces.
- With the tower crane permit and foundation/superstructure permit already issued, the full building permit represents the final permit necessary for construction.
