Planning officials consider student housing plan in Sandhills

Proposal would rezone 3.33 acres for 130-bed residential-style student housing complex near Augusta University

The Augusta Planning Commission will consider a proposal by Irwington LLC, on behalf of Asmus LLC, to rezone about 3.33 acres on Weed Street from single-family residential to multi-family residential. The project is intended to house about 130 students in residential-style detached buildings with all bedrooms including a private bathroom. Amenities would include an on-site management and leasing office, gym, co-working space, laundry, gathering area and mini mart. The project is planned adjacent to the proposed Weed Street Affordable Housing development.

Why it matters

This student housing proposal is part of a broader effort to provide more affordable and accessible housing options near Augusta University's Summerville campus. The project aims to create a pedestrian-friendly community that discourages automobile use and instead promotes walking and public transportation.

The details

The rezoning proposal would affect properties at 616, 708 and 710 Weed Street and 2450 Wheeler Road. Each of the two-story buildings would have six private bedrooms and share a living room, dining room and kitchen area. Parking will be offered for an additional fee, at a rate of one space per two bedrooms, but automobiles will be discouraged in favor of walking and bus service to the nearby Augusta University campus.

  • The Augusta Planning Commission will consider the proposal at a 3 p.m. meeting on Monday, February 2, 2026.
