According to new Zillow data, rents in the New Haven area have risen 4.25% over the past 12 months, reaching an average of $1,984 per month. This pace is close to the rent increases seen in the New York City metro region. However, the Stamford-Bridgeport corridor saw a more modest 2.1% rent increase to an average of $2,718 per month. Other Connecticut regions like Hartford, New London County, and Torrington also reported rent increases ranging from 2.6% to 3.7% over the same period.
Why it matters
The diverging rent trends between New Haven and Stamford-Bridgeport highlight the uneven economic recovery across Connecticut. While New Haven rents keep pace with the high-cost New York metro area, the Stamford-Bridgeport region appears to be seeing more moderate rent growth. This could impact housing affordability and the ability of residents to find affordable homes in different parts of the state.
The details
Zillow's Observed Rent Index, which tracks rents for 'typical' rental units in the middle third of pricing, showed the New Haven metro area saw an $81 increase in average rents over the past 12 months. In contrast, the Stamford-Bridgeport corridor saw a $56 increase in average rents over the same period. Landlords nationally have also been offering more lease concessions, with nearly 40% of available rental units including incentives like a free month's rent.
- Rents were tracked over the 12-month period through January 2026.
